The Coach House is a two storey welsh stone and yellow brick built semi-detached property, built over 150 yrs ago when The Maenan Abbey Hotel (2 mins. walk away) was a gentleman’s residence. This building was the original coach house for that home.

It is situated on a 100 yard cul-de-sac private road with only 4 houses using it. It is the first property on the right .There is ample parking space opposite on the left. The Coach House is semi-detached.

The owners, Gill and Bob Meyer, live adjacent, on the other side of the archway.

There are no pavements on this short quiet road.

The Coach House has two gardens, one on the east side of the house, and the other on the west side. The latter is on the flat and is a continuation of the flag-stoned area beneath the archway. The garden on this west side is enclosed and private. The other garden has a ramp, and two steps up to it.

The front door is under the huge archway, behind large wrought iron gates. This doorway has double glass doors and is 45” wide. There is a 2” rise from here, directly into the dining room. Immediately on the left is a very large lounge ( 27ft x 21ft) that used to be a double coach house. The doorway has a low lintel and is narrow (70”x 29”). Guests are advised to take care if they are tall! The original coach house doorways are now large picture windows which overlook a private garden. The lounge suite is quite low, but two fireside chairs are more upright, and firmer.

The telephone accepts incoming calls only (01492 ) Mobile reception is variable.

There is a downstairs w.c. with grab bar, off the far end of the lounge.

The newly refurbished kitchen overlooks the east garden and there is a door from the kitchen directly onto a narrow patio/ path area and the driveway. There is an 11” step up from the kitchen to the outside doorstep.

A staircase with handrail from the rear hall goes up to a landing where the beams are low, and require caution! Off the landing is the large bedroom where there is a super-king size bed and ample hanging and drawer storage space. Also off the landing is a large bathroom with a w.c., wash basin, large bath with grab bar, and a shower with non-slip mat.

A second staircase plus handrail, with a 90 degree turn in it, leads from the dining room to two further bedrooms (standard double 4ft 6in and a single) and a small bathroom which has an angled sloping ceiling. Guests are advised to stand up carefully when about to step out of the bath! There are stair-gates at both top and bottom of this flight of stairs.

The property has smoke detectors and a carbon monoxide detector. We ask guests not to smoke in this property. Many of the windows are double glazed. A selection of pillows and alternative thickness duvets are available.
